A tree survey in Cheshunt becomes necessary for three reasons: a planning application near protected trees, a mortgage lender flagging trees on site, or an insurance claim linked to subsidence risk.
Broxbourne Council requires a BS5837 survey for planning applications affecting trees within the site boundary or on adjacent land. A Tree Preservation Order makes it a criminal offence to fell, prune or damage a protected tree without council consent.
A mortgage valuation flags trees within influencing distance of the property, triggering a lender requirement for a tree report. Without one, Halifax, Nationwide, Santander, Barclays, NatWest and HSBC withhold mortgage funds until the report clears the risk.
Tree roots draw moisture from clay soil, shrinking the ground beneath the foundations. Insurers request a report identifying species, assessing root spread and setting management recommendations before confirming cover.
Tree surveys in Cheshunt fall into three types: Tree Condition Reports for homeowners and landlords, Mortgage Tree Reports for lender-required transactions, and BS5837 surveys for planning applications.
A Tree Condition Report assesses the health, structure and safety of individual trees on a property. Homeowners, landlords and property managers request one to identify hazards or plan tree work.
A Mortgage Tree Report becomes required when a lender's valuation surveyor flags trees close to the property during a purchase or remortgage. The report satisfies major UK lender requirements before funds release.
A BS5837 survey categorises every tree on site into one of four grades, sets root protection areas and produces a tree constraints plan. Broxbourne Council requires this survey for planning applications affecting trees.
A tree survey includes a site visit by a qualified arborist, inspection of every tree in scope, species identification and condition assessment. The written report includes recommendations and photographs, delivered within 5 working days.
A tree survey in Cheshunt takes 7 to 10 working days from booking to report delivery. The site visit itself takes 1 to 3 hours, with a 48-hour urgent option available for mortgage deadlines.
The cost of a tree survey in Cheshunt depends on the survey type, the number of trees and the size of the site. The quote is fixed before the visit takes place.
The fixed price covers the site visit, the full written report and follow-up questions at no extra cost.
Consultants qualified in arboriculture carry out every survey, holding public liability and professional indemnity insurance. Reports are written to BS5837:2012 and accepted by Broxbourne Council, mortgage lenders and insurers.
